Please read the following Terms & Conditions. They are there for your information.

  • No Smoking in the property.
  • The owners do not accept liability for any loss or damage to guests’ personal belongings, and any belongings left behind at the end of the let will only be returned if the cost of postage is met.
  • The number of persons occupying the property must not exceed the number agreed on initial request.
  • Entry to the property will be granted from 3pm on the first day of the let. The property must be vacated by 10am on the last day of the let. Please adhere to this so that we have sufficient time to service the property before the arrival of our next guests
  • The property will be in a clean and tidy condition on arrival and guests are requested to leave it in like condition. The right is reserved to make a charge for additional cleaning if the property has not been left in a reasonable condition.
  • The right is reserved to make an additional charge when excessive gas or elecricity is used. Guests are expected to use gas and electricity as they would in their own home, i.e. by switching off appliances which are not required; by turning heating off in warm weather; by keeping windows etc closed in cold weather, etc.
  • In respect of breakages, loss or damage, guests should report any deficiency which they notice on arrival, and any which occur during their visit. Where appropriate, guests will be liable to pay the replacement cost of the item broken, lost or damaged.
  • Any defects should be reported immediately to the owner. The owners reserve the right to enter the property at any reasonable time for the purposes of inspection, repair work, etc.
  • 25% non refundable deposit is required to confirm the booking.Payment in full for the let is due eight weeks prior to commencement of the let and failure to pay by this date will be deemed a cancellation, refunds will not be given. It is suggested that guests arrange holiday insurance against possible cancellation after payment has been made. For short-notice bookings made less than 8 weeks prior to the let, payment in full is required immediately to secure the booking and no refunds will be given thereafter.
  • The recent weather disruptions are causing  implications throughout the UK, not least of all, within the travel & tourism industry. Various press reports issued are that normal cancellation policies will still apply for accommodation providers affected by the current disruption. Travellers who have been instructed to cancel (rather than taking the decision themselves) may be able to claim on their travel insurance depending on their level of cover. Travel insurance is always advised in winter months, and we are happy to supply any documentation you may require for this.
  • Our policy details that cancellation charges will always apply.  However, any revenue received as a result of reselling the cancelled accommodation will be refunded.  We will now replace the room you reserved back onto many sites as soon as possible and hopefully will be able to achieve this, although this is not guaranteed.
  • We require credit card details when you make your booking. In the very rare occasion of any damage the owners reserve the right to make a deduction for breakages or damage to property, or extra cleaning should the property not be left in a clean and tidy condition.
  • Following changes to the refuse collection services in Skye & Lochalsh in 2010, we reserve the right to make a charge of £10 if you do not follow the recycling guidelines which are clearly displayed in the properties being let.
